Real Estate Brokerage in Chicago Properties

Real Estate Brokers play a vital role in the Real Estate Industry. They go through rigorous training and pass their licensing exam before they can practice. The license allows them to provide services such as selling property or acting as representatives.

What makes you different from other brokers?

We are one of the few companies that offer a full-service solution for clients. We make it our priority to take care of every aspect of your transaction. Having been in business since 1995, we have established several strong relationships with banks, lenders, title companies, inspectors and appraisers. This allows us to get you the best deal possible when buying, financing or refinancing your home.

What does my agent do?

Your agent will provide professional advice, guidance, marketing assistance and help with any questions you may have during your purchase or sale process.

Do you handle short sales and foreclosures?

Yes! We specialize in assisting people who are facing difficult situations by helping them sell their houses quickly and at a fair price. Our team has years of proven experience closing short sales, including working directly with investors. If necessary we even work with HUD (short sale) teams to expedite the sale of houses that need to be put back on the market.

Who pays me if I use another realtor?

You pay no commission and never have to pay anything else to hire us. All fees paid by sellers are non-refundable.

Can you give me a free tour?

Of course! You’ll love seeing the great homes we’ve found and helped families move into. Just click here and let us know if you’d like to see some homes.

Do you accept referrals?

Absolutely. We value working with honest and reputable professionals, so feel free to recommend us to friends or family members.

What is your cancellation policy?

All appointments are subject to availability. To cancel a scheduled appointment, please call 773-227-7800 x2254. Please indicate in the message whether you wish to continue the showing or not. Appointments cancelled less than 48 hours before the scheduled time will forfeit the fee for the day. Cancellations received after the designated time will incur a $30 charge per missed appointment. Please note: this applies only to appointments booked online; walk-ins will still require a $15 cancellation fee.

Are all agents licensed?

All of our agents are licensed in Illinois. To view a list of licenses, go to the Secretary of State’s office.

Do you represent buyers or sellers?

We understand that everyone wants to buy or sell real estate. That is why our focus is on providing a comprehensive real estate services package which includes listing, selling, buying and financing properties.

What is your return policy?

The seller agrees to refund our fee if they decide to re-list the property with another company. The buyer must pay a 20% penalty to the escrow account if they wish to sell the property through another agency.

Where did your company come from?

In 1994, we started as a two-person operation doing residential listings and transactions. Over the last 13 years, we’ve grown our business to over 90 employees, expanded our services to include commercial and multifamily properties, and added additional offices across Chicago and its suburbs.

How long will it take to find me a home?

After submitting an inquiry, we assign one of our top producers to contact you within 24 hours. Once the producer has identified suitable properties, he/she will submit those properties to you for consideration. It takes anywhere between 1-3 weeks depending on the number of contacts made and the complexity of the transaction.

How much is paid in commissions?

Based on the information provided, we offer an affordable flat rate commission based on the purchase price range of the property. For example, a typical apartment would be priced at 2% of the sale price. A single-family residence typically charges 3% of the sales price. However, these rates are negotiable based on the type of property, location, etc.

How do you get my first offer?

Our team works closely with clients to help them navigate the process. Our goal is to provide a transparent experience where clients can trust us to work diligently on their behalf throughout the entire process.

What types of properties does your service cover?

We specialize in condos, townhomes and apartments. Typically, we do not handle single-family homes.

What about foreclosures?

We don’t deal directly with foreclosure properties. When a client purchases a property through us, we place it under contract with a third party who then handles the final settlement. This allows us to remain objective and impartial throughout the entire closing process.
